Years ago, I built a home and people wanted to come over. They’d say, “I won’t bother you. I just want to come and sit in your house.” And that’s what I want for leaders. Way of giving real estate
There are several ways to donate real estate. Each method presents distinct advantages, depending on your circumstances and goals. In general, it is Healed People™/Leaders Guest House policy to sell gift property rather than maintain and manage it. So, before accepting any gift of real estate, a Healed People™/Leaders Guest House representative must inspect your property to determine whether it can be sold within a reasonable amount of time to ensure that there are no significant liabilities associated with it.
How does it work?
Jane Doe wants to make a gift in memory of his parents to Healed People™/Leaders Guest House. She also happens to have an undeveloped piece of land outside Tennessee that she is no longer interested in holding. The land, which she bought for $200,000 several years ago, is now worth $800,000. If Jane were to sell her land, she would pay a considerable amount of capital gains tax [at least $90,000 in federal tax]. Instead, Jane decides to give the property to Healed People™/Leaders Guest House, stipulating that Healed People™/Leaders Guest House use the $800,000 proceeds from the sale to set up an endowed wing of hospitality suites in her parents’ names. Jane gets an income tax deduction for the full market value [as determined by an independent appraiser], she does not have to pay capital gains tax, and she is able to make a sizable gift to Healed People™/Leaders Guest House.

Retained life estate Gift
If you would like to make a gift of your home, but also prefer to continue living in it for your lifetime, you may transfer a remainder interest in the property to Healed People™/Leaders Guest House.
With this arrangement, you receive an income tax deduction, you and/or your named beneficiaries may continue to use the property as you or they like, including living in it or renting it out for the rest of your life. All the obligations of ownership are retained, such as paying taxes and insurance premiums. When the property comes to Healed People™/Leaders Guest House, the proceeds of the sale are used as you instructed.
How does it work?
With the passing of his wife Jane, her husband, Greyson, is now the sole owner of their $250,000 home. They paid the mortgage off a long time back and they own the home. Greyson has no close heirs, so he decides he’d like the property to go to Healed People™/Leaders Guest House, upon his death. With the help from Healed People™/Leaders Guest House planned giving team, Greyson gives the remainder interest in the condominium to Healed People™/Leaders Guest House, entitling him to a tax deduction of $150,000. He will live out his life in his home, and when he passes away, full ownership will vest to Healed People™/Leaders Guest House automatically and outside of his probate estate. Healed People™/Leaders Guest House will then use any sale proceeds to establish the Greyson and Jane Hospitality Suites for world leaders, in accordance with Diane’s wishes.

How does it work?
In addition to running a successful rock mining company, Greyson has been managing commercial property in Tennessee for more years than he wants to count. A widower with two grown children, Greyson does not want to burden his kids with long-term management of the property when he passes away, particularly as they have all settled in Canada. Instead, he elects to leave the $7 million property to Leaders Guest House through a provision in his living trust. On his death, his estate will transfer title on the property to Healed People™/Leaders Guest House. When it sells, the proceeds will be sued, as he wished, to endow the Leaders Guest House Leadership Training Forum.
